Own & Rent
  • Rent and own – or rent with a gradual transition to private ownership – up to CZK 50,000,000.
You will become the owner of a share in a legal entity that is registered in the State Register of Real Rights to Real Estate as the owner of the property. This share is assigned to a specific apartment or premises that you occupy. At the same time, a lease agreement is concluded, whereby part of the monthly rent covers the financed amount for the future transfer of the property into your private ownership. Ownership is transferred once the financed amount has been fully repaid.

Case study
Own capital - €700,000
Real estate portfolio - €2,000,000
We helped a client from Ukraine who had €700,000 in capital but no residence permit. We helped him obtain the necessary status and arranged financing through a combination of his own capital and a bank loan. We also formed a real estate portfolio in Prague worth €2,000,000 for him. All transactions were legally protected and implemented safely.

Questions & Answers

What legal documents are needed to buy property in Czechia?

You need the purchase agreement, property ownership certificate. Our lawyers can prepare and review these for you.

How can I check if the property has no legal issues?

You can check the property’s legal status by reviewing the ownership record in the Land Register (Katastr nemovitostí). This shows the owner, any debts, or legal claims on the property.

Do I need a lawyer to sell or buy property in Czechia?

While it’s not required by law, having a lawyer is highly recommended. They help draft contracts, check for legal risks, and ensure the transaction follows Czech regulations. This protects both buyers and sellers from potential problems.
