Funds are held in a solicitor's escrow account (Act No. 85/1996 Sb.) · remote support · confidential
Find your situation — we'll show you how to complete the payment safely.
The funds are held neither by the seller nor the buyer, but by a neutral solicitor — and are released only in accordance with pre-agreed rules.
The money will not go to the seller until ownership is registered in your name in the land registry. If the conditions are not met on time, the funds are returned to you.
You can see that the money is genuinely there and set aside in the solicitor's escrow account. You hand over the property knowing that payment is guaranteed.
We specify the exact events, deadlines and documents: registration with the land registry, handover of keys, removal of encumbrances.
We agree the escrow contract with all parties to the transaction — transparently and clearly for everyone.
We monitor compliance with the conditions and ensure the timely transfer of funds to the seller.
In large transactions, direct transfers between the parties are often blocked by banking compliance. Funds held in a licensed solicitor's escrow account remove this risk.
First and foremost — for property transactions where a significant sum is at stake.

Escrow is a secure payment mechanism: the buyer's funds are held in an escrow account with a licensed solicitor and are transferred to the seller only after the agreed conditions are met, for example registration of ownership in the land registry.
The function is the same — the secure holding of funds by a neutral party. With a solicitor's escrow the funds are held in the solicitor's account; with a notarial escrow (notářská úschova) they are held by the notary. Both are reliable; we'll select the one best suited to your transaction.
If the release conditions are not met within the specified timeframe, the funds are returned to the buyer. The return procedure is set out in advance in the escrow agreement.
Yes. An escrow handled by a Czech solicitor provides legal protection under Czech law and is coordinated remotely for all parties — there's no need to be present in the Czech Republic.
Primarily property transactions (flats, houses, commercial properties, land), as well as large payments and transactions with deferred performance.
Buying or selling property involves a significant sum of money and carries a high level of risk. Escrow (advokátní úschova) eliminates this risk: the buyer's money is held in an escrow account with a licensed solicitor and is transferred to the seller only after ownership is registered in the land registry. This protects both parties: the buyer will not lose their money until title has been registered, and the seller can be confident that payment is secured.
A particular advantage of escrow is that it complies with banking regulations. With large transfers, direct payments between the parties are often blocked by banking systems. Funds received into a solicitor's escrow account raise fewer questions, and we coordinate the transfer with the bank in advance. All legal services are provided by the lawyer Miroslav Kučera (reg. no. 16278) in accordance with Act No. 85/1996 Sb. on the Bar.
