Tasks
- Conduct research on the real estate market in Prague.
- Provide legal support, including preparing and reviewing contracts.
- Conduct due diligence on real estate properties (legal, technical and investment reviews).
- Ensure the security of transactions, including escrow services.
- Find financial instruments that could double the client's investment opportunities.
Legal and financial approach:
- Market assessment and selection of properties with the best price/income/risk ratio.
- Prepared a complete set of contracts, including reservation, preliminary, sale and purchase, and storage contracts.
- Conducted due diligence on each apartment, checking ownership rights, encumbrances, technical condition and operating costs.
- Provided legal custody and control of all payments.
- Proposed a joint housing model with bank financing (65% of the cost of each property), enabling the investment volume to increase from €700,000 to a portfolio worth €2,000,000.
Key point
The client did not have a residence permit in the Czech Republic, which complicated bank financing and compliance checks. However, we secured this status, negotiated optimal financing terms with the bank, and preserved the client’s liquidity.
